This more than 1,000,000-sf phased site upgrades project focused on removing, reconfiguring, and resurfacing Major General Emmitt J Bean Federal Center’s existing south and west parking lots.
Over 4,500 tenants work at the MGEJ Bean Federal Center, and their safety was the number one priority when it came to improving the existing vehicular and pedestrian circulation in the parking lots. The new efficient reconfigurations decreased the overall square footage of the paved areas and added approximately 195 parking spaces to the existing on-site number. A City owned lot just south of the MGEJ Bean Federal Center is no longer required to accommodate overflow parking, reducing the government’s cost to maintain the lot.
To enhance the overall aesthetic of the parking areas and eliminate drainage deficiencies that caused continued flooding and parking lot surface degradation, a new storm water drainage system and landscape features such as bioswales were also installed.
The construction of the new parking lots and drives were carefully phased and coordinated to minimize tenant impacts.
